World-Class Service Meets Southern Charm
Back in 2011, the real estate market was in a world of hurt. The biggest hit was master-planned communities that hadn’t quite come to fruition. One such property was The Club at 12 Oaks in Holly Springs, NC, in suburban Raleigh. The project started in 2007 and, at that time, consisted of a golf course designed by the Nicklaus Design Group, a swimming pool, and a temporary clubhouse. About 110 homes had been sold, and the development had been approved for 1,100 once it was built out. The golf club had lain dormant for a couple of years, reopening only a year before. In 2011, 80 lots had been purchased in the soon-to-be sprawling community of 12 Oaks. The property was acquired from the bank in 2012 by Landeavor LLC of Tampa, Florida, whose plans were to fix up the golf course, sell 1,000 homes, and get out of Dodge.
When the time came to sell the property, Landeavor was looking for someone who would pay a fair cash price and deliver new and potential members a superior member experience. After completing their due diligence, including the positive member feedback from MacGregor Downs CC, Landeavor was convinced that selling the Club at 12 Oaks to Concert Golf Partners was in the best interest of all parties.
When Concert Golf Partners entered the picture, it became a win-win-win for the members, the property owners, and Concert Golf. Members were assured that they would never again receive an assessment of their membership. The property owners received a strong cash return on their investment and no longer had to worry about managing the club, and Concert Golf received one of the top private clubs in the Raleigh area.
As part of the negotiations, Concert Golf committed to infuse over $1 million into capital projects at the club. They have already made good on some initial improvements including upgrades to the irrigation system and a brand-new poolside bar & grille, The Golden Oak, which is the hub of social activity during the summer months.
in the first year under Concert Golf ownership, 12 Oaks gained 47 new members. Member engagement at the club increased dramatically as well, more than 170 members attended the first wine club tasting in January. The Santa Brunch was so popular that nearly 1200 members attended, and the event had to be hosted over 3 Saturdays.
Fast forward to 2024 and the community is now home to 1,704 homesites, a challenging 18-hole championship golf course built by Nicklaus Design Group, a 35,000-square foot clubhouse, fitness center, F45 studio, three swim complexes, tennis and pickleball courts, and over 20 miles of trails and sidewalks winding through rolling hills, open fields, lush woods and even alongside creeks and streams.
At the center of it all is The Club at 12 Oaks, a private country club built on 912 acres. At the time of its opening in 2009, the Club was considered one of the best new private courses in the country by Golf Digest. The North Carolina Golf Panel magazine named it the Best New Course in the state. The Club at 12 Oaks also has a first-class practice facility and instruction is available.
As you play, you’ll encounter undulating fairways, immaculate putting surfaces that roll fast and true, and a variety of risk-reward shots that are manageable regardless of your skill level. Water and wetlands come into play on quite a few holes, creating what Nicklaus refers to as a “go-for-broke” shot. Players who aren’t feeling up to the task will usually be able to find a bailout area. The course is a scenic beauty as it winds its way through forests of hardwoods and pines, with streams and indigenous wetland vegetation framing several holes. The course can be played from as short as 3,433 yards from the Family Tees to 7,093 yards from the back tees.
Besides the golf course, the pools are the main attraction during the summer months. The Club offers three pools to choose from. The zero-entry Green Oaks Pool features a two-story waterslide and splash tower, and you can enjoy lunch and dinner at the poolside Golden Oak. The Ancient Oaks Pool has a splash pad and snack bar, and at the Oaks End Pool, you’ll find a double water slide and a splash tower. Lap lanes are available at all three pools. The Club's swim team may be the answer for those who enjoy a little aquatic competition during the summer.
The fitness center has all the trappings of a traditional gym, including treadmills, ellipticals, stationary bicycles, weight-lifting machines, and free weights. With a key fob entry system, you can work out whenever you want, from 4 AM to 12 AM. There is a separate F45 fitness studio with scheduled workout times.
Should you prefer the courts over the course, The Club has two well-lit, firm, and beautifully landscaped tennis courts and three lighted pickleball courts. Year-round instruction and clinics are available from the Club’s tennis staff. Private and group lessons are available to help you take your court game to the next level.
At the heart of it all is the clubhouse, an elegant colonial-style building with an upscale bar, members-only dining room, and a large patio overlooking the greens. The Club at 12 Oaks’ Executive Chef and his culinary staff create seasonal favorites that can be enjoyed at both the Golden Oak Lounge and the main dining room. The Summer Clubhouse menu includes such tempting dishes as a Greek Cauliflower Bowl appetizer, Grilled Peach and Arugula salad, North Carolina Pulled Pork Sandwich, and a Raspberry-Chipotle Grilled Pork Tenderloin dinner entree. The separate dessert menu features warm South Carolina Peach pie, White Chocolate-Mocha Crème Brûlée, and Vegan Banana-Walnut cake. Whatever your palate craves, you won’t leave hungry. New this year is a delivery service; place an order at Golden Oak and have it delivered to your home, on the golf course, or to any of the pools.
The Club at 12 Oaks offers several Membership options, but none more inclusive than the Premier Golf Membership. As a Premier Golf Member, you’ll have complete access to both the Club at 12 Oaks and MacGregor Downs, a short drive away. That’s essentially two memberships for one monthly fee!
As a Member of a Concert Golf property, your benefits extend well beyond the confines of your home club. Whether traveling for business or pleasure, you’ll have Member Privileges at all Concert Clubs. You can play a round of golf, play some tennis, take a swim, or simply dine at any other Concert property. It’s an opportunity to make new friends and develop relationships at Concert Clubs around the country.
